Why do we require an application?
For the protection of our staff, we want to know who we are meeting at the rental unit. We also want to know more about you to ensure the unit you are applying for will meet your needs, and allow us to meet municipal and provincial bylaws! For instance, there is a National Occupancy Standard that sets the maximum number of people permitted to live in a home based on the number of bedrooms. We don’t call your references until after we have met with you and are considering you for a unit.
Do we require a deposit before a viewing?
NO. And neither do most local, reputable, property management companies. Be cautious of paying any deposits prior to seeing a unit you are interested in. There have been an increase in scams in recent years, and a common issue is that they require a deposit before a showing, they won’t meet you for a showing, or they are offering an extreme discount, all of which is a red flag. If we are advertising a unit for rent, our contract with the owner(s) does not allow anyone else to rent that unit without our permission.
Do we require a credit check and background check?
Yes. After we have met you, you have seen the unit, then if you are interested in renting the unit, we will proceed with a link to our tenant screening app which will do a credit check and background check. If you are new to Canada, or are young with very little credit, we are still willing to look at your application! We are looking specifically for no open credit files/bankruptcies, and a clean background check (as there are usually multiple families on one property). The app we use can often look at overseas credit as well.
