    Currently lease only services are only available in the City of Kingston.

Property Checks

  • For vacant properties, or those under construction, that require monthly or weekly monitoring - $100 / visit

    Visual inspection of property, including interior and exterior of all buildings

    Report of any unusual findings

    Written report of findings with photo support

    Contract all necessary maintenance (such as lawn care or snow removal) and repairs to your property as needed and make necessary arrangements for payment.

Manage Only

  • Already have tenants but want to step back? We can handle maintenace calls and tenant issues for you. - Average 7% of gross rent

    Initial assessment of your property to reach a fair management fee

    Tenant phone calls are managed 24/7, and any emergency repairs needed arranged as quickly as possible.

    Contract all necessary maintenance and repairs to your property as needed and make necessary arrangements for payment.

    Conduct quarterly property inspections, including testing of smoke and carbon monoxide detectors.

    Collection of rent, monthly payment of your net income and automated annual increases (as approved by owners.

Short Term Rentals

  • Short term rentals can be highly profitable, but can also be difficult to manage, as guests expect hotel style treatment. Allow us to do the work for you! – 30%-50% of gross rent depending on number of units and work required.
